What you get

Proof you can see, from wherever you live.

Every visit ends in the same things: stamped photos, a checked report and a clear next step.

Every corner stone, every visit.

The Field Officer walks the whole boundary and photographs each stone. If something next door moves closer, you see it in the next report.

Why owners abroad call us

Property rarely goes wrong overnight. It goes wrong while nobody is looking.

Most losses start with small, visible signs that a local person would notice in a week. From 14,000 km away, they can go unseen for years.

Neglect

Leaks, termites, overgrown bushes, dumping and unpaid dues that quietly add up.

Early signDamp patches, a pile of rubbish, a municipal notice on the gate.

Encroachment

A neighbour's wall or bund moves a metre. A boundary stone disappears. A path appears across your land.

Early signFresh digging near your boundary, or new construction next door.

Illegal occupation

Reported cases often follow one pattern: a hut goes up, an electricity connection is applied for, then fake papers appear.

Early signA temporary shed, a new meter, a lock that isn't yours.

Caretaker dependency

A relative, watchman or cultivator is all you have. You can't check what they tell you, and asking feels awkward.

Early signVague updates, no photos, a crop share that doesn't add up.

We help you see them early and act with dated evidence. If you want us to act, we fix it on quotes you approve: we repair damage through vetted vendors, and we remove squatters through our partner advocate and the local police.

Warning signs are drawn from reported NRI property cases in Andhra Pradesh, Telangana and elsewhere in India. Most owners never face them. Regular visits make sure you would know early if you did.

Check your area and find your plan

Tell us about your property. We'll show you what it needs, and nothing more.

Each property gets its own plan. You might put a flat on Asset Watch and farmland on Asset Care.

1/3 What kind of property?

Only want a one-time audit, of a property you own or one you may buy? That is booked on its own: see the One-Time Property Audit.

2/3 Where is it?

Mandals follow the Registration and Stamps Department's village list. The mandal on your registered document is final.

3/3 Who looks after it today?

Plans and pricing

One price on the page. No commission, no markup hidden in repairs.

Prices depend on the property type and on how far the property is from its district headquarters. We work out the distance from the village you choose in the area checker above. Every price is shown + GST (18%), and each property is on its own plan.

Our pricing rules

No surprises

One first payment: registration and your first property's onboarding audit, together, before your first report. A plan starts only if the audit finds no serious issue, from the next month. Pay plans monthly or once a year: use the switch above to see each price. Add a second property in the same district and it gets 10% off its plan. Services on request are charged at actual cost, with our supervision fee as its own line. Prices change only with 30 days' notice.

Cancel any time. Work that is done or already started is not refunded; fees for work we have not started are. The full rule is in our Refunds & cancellation policy.

Prices are shown + GST. GST is 18% and is added on your invoice. Outside India, the price is shown in your currency; your invoice is in rupees.

Pay in rupeesUPI, NEFT, IMPS

From your NRE, NRO or Indian account. The quickest and cheapest way.

Pay in foreign currencyUSD, AED, GBP and more

By bank wire (SWIFT) or the card link on your payment request, at the foreign-currency amount on your payment request. Paying in rupees usually costs less.

Every paymentOn our request, with a tax invoice

You never pay from this website. Our office sends each payment request. 18% GST applies even when you pay from abroad, because the property is in India.

Services on request

Need it walled, fenced, levelled, cleared or put on camera? We arrange it. You pay the actual cost.

You send a request from your Client Portal, we get quotes from vetted local vendors, you accept, and we supervise the work and photograph it before and after. Our supervision fee is 10% of the vendor's cost (minimum ₹499), always shown as a separate line. Every quote shows two ways to pay: the vendor directly, or through us.

Bought from a partner developer?

Your project is registered with us. You pay less to start.

How it works

  1. Your developer registers the project with us.
  2. You register once with the project code your developer gives you.
  3. We onboard your property with one audit, the starting record.
  4. You choose a plan. Reports, quotes, works and extra visits work exactly as for every client.

What you pay to start

Both are paid once. Plans and every other service cost the same for everyone.

Enter your project code

The prices on this page then show your lower registration and onboarding fees.

Are you a developer? We verify your company once and each project once, so your buyers send only their own papers. Register as a developer partner or write to [email protected]

How it works

One payment, then your first report. A plan only if the property is clear.

Only an owner on record can register. If a flat is in your spouse's name, your spouse registers. Co-owners and heirs each register, or sign a consent naming one of you to give instructions.

Before your first report

  1. Book a free call

15 minutes on WhatsApp or by email, at a time that suits you.

  2. Register and pay once

One payment covers registration and your first property's onboarding audit.

  3. Verify your identity

KYC, then the property's papers. You get your Client ID and Property ID.

  4. Onboarding audit

A boundary walk, starting photos and record checks. Its report is your first report.

If it is clear

  1. Choose your plan

If the audit finds no serious issue, you sign one agreement and pick a plan.

Next month on

  1. Reports on schedule

Your plan's first visit is the month after the audit. A report within 3 working days of each visit.

You shouldn't have to trust us blindly. So we built the business so you don't have to.

Every control below exists because it stops a specific way things go wrong with caretakers, agents and vendors.

We never hold your rent or deposits

You pay taxes, bills, agencies and advocates directly from your own account. We send payment links and track receipts. For a work on the property you choose on the quote: pay the vendor directly, or pay us and we pay the vendor. We never collect rent, hold deposits or handle cash. Evidence you can check

Photos are taken in our field app only, geo-tagged with latitude, longitude and timestamp. In your Client Portal, each photo opens with its location on a map. Originals are kept unaltered with a tamper log. Every photo is fingerprinted (SHA-256) when it is saved, for every client. With the evidence add-on at ₹199 a month + GST, the fingerprints are printed in each report and you can ask for a certificate under section 63 of the Bharatiya Sakshya Adhiniyam, 2023. We re-check a random sample of visits.

    Only the owner gives instructions

Every client passes KYC and must be an owner on record. Relatives act only as contacts you authorise in writing, within limits you set.

    We don't hold keys

We don't hold keys; your nominee does. When a visit needs the inside of a building, your nominee opens and locks it, and the report records who did.

    Verified people

Police verification where local stations offer it, previous-employer checks, and a signed conduct agreement and NDA. Each district has a district in-charge, who assigns the visits and supervises the Field Officers there.

    Deleted within 30 days

Enquiries that don't lead to registration are deleted within 30 days. If you cancel, we send you a copy of your reports and photos, then delete your data within 30 days. We email you 48 hours before we erase anything. Logs are deleted within 30 days too. We keep only invoices, payment records and the signed agreement, as tax and company law require, and use them for nothing else.

What to know about your property in Andhra Pradesh and Telangana.

Short, plain answers to the questions owners ask us most. They are general information, not legal or tax advice; check your own case with an advocate or a chartered accountant.

        Can an NRI buy farmland?

No. Under FEMA, NRIs and OCIs cannot buy agricultural land, plantations or farmhouses in India. They can inherit them, and can sell them only to a resident Indian citizen. That is why our Pre-Purchase Audit for farmland is only for resident buyers.

        Checking your land records

In Andhra Pradesh, land records are on Meebhoomi and Webland, and an encumbrance certificate (EC) comes from the IGRS portal. In Telangana, records moved from Dharani to Bhu Bharati in 2025. A 1-B or Adangal extract shows who is recorded, but it is not proof of title.

TDS when your flat is rented out

Rent paid to an NRI landlord carries TDS under section 393(2) of the Income-tax Act, 2025 (formerly section 195). The tenant deducts it and files Form 144, which replaced Form 27Q from 1 April 2026. Ask a CA about the rate and a lower-deduction certificate.

        Borewells and WALTA

In Andhra Pradesh, every borewell must be registered under the Water, Land and Trees Act, 2002 (WALTA). A new borewell needs permission through the village or mandal revenue office and must keep its distance from drinking-water sources. We get quotes; you apply and sign.

        Amaravati returnable plots

        Land near Bhogapuram airport

The new airport in Vizianagaram district opened in August 2026, and land prices nearby have risen. Rising prices bring more attempts to encroach on or falsely sell empty plots. Check your boundary stones, pull a fresh EC, and make sure someone you trust visits regularly.

        FAQ · questions owners ask

Straight answers before you sign anything.

Can't find yours? Message us on WhatsApp or email us, and ask for a free 15-minute call. We reply within one working day, India time.

Who can register, and why must it be the owner?

Only a person named as owner in the deed, passbook or municipal record can register. If a flat is in your wife's name, she registers, not you. Co-owners and heirs each register, or all sign a consent naming one of you to give instructions.

This is how we make sure instructions about a property only ever come from its true owner. Relatives can be added as authorised contacts, within limits you set.

Why not ask a relative or a friend?

Many owners do, and it often works for a while. A relative visits when they can, is not paid to report bad news, and leaves no dated record.

We visit on fixed dates, photograph the same points every time, and each report is reviewed by a second person. If a relative already looks after the property, we can work alongside them: they keep the keys, we keep the record.

        Is registration free?

No. Registration is a one-time fee of ₹1,499 plus GST per client, which covers KYC, your Client Portal and a secure document folder. You pay it together with your first property's onboarding audit, in one payment, before your first report. The audit report is your first report. If the property has no serious issue, you can then choose a plan, and its first visit is the next month.

If you cancel before your KYC is verified, the whole payment is refunded less the payment gateway's charges. After that, the registration part is not refunded; the audit part is, until we start the onboarding. Each further property you add pays only its own onboarding audit.

        How are prices set?

By property type and distance (Zone A, B or C): measured from the headquarters of the property's district, in Andhra Pradesh and Telangana alike. All prices are shown on this page, in your country's currency.

Every price is shown + GST (18%). Pay monthly, or once a year at the 12-month price shown on each plan. When you add a second property in the same district, it gets 10% off. Every price ends in 9; a yearly or combined price is rounded down to the nearest 9. No hidden extras.

Can you check a property before I buy it?

Yes, with a Pre-Purchase Audit. We check the records and inspect the site, then give you a fact report with red flags to discuss with your advocate. We never introduce sellers or take commission.

It is one form of our One-Time Property Audit; the other is the Owner's Audit, for a property you already own. For either one you register as a client and pay the registration fee and the audit fee. If you start a plan within 60 days, the audit counts as that property's onboarding audit. If you don't, we delete your data after 60 days, except records the law makes us keep.

If you are an NRI or OCI, we can't audit agricultural land, plantations or farmhouses for purchase, because Indian law (FEMA) doesn't allow you to buy them. The audit is a fact check of records and site, not a legal title opinion; that comes from your advocate.

Can I speak to someone before I register?

Yes. Message us on WhatsApp or email us, and ask for a free 15-minute call at a time that suits your time zone. After the call we email you a short written summary. We never cold-call.

How do I sign in and see my reports?

Once your KYC is verified, your Client Portal opens. Create your account with your email and phone (both are confirmed with a code), then sign in with your email and password. If you forget the password, use "Forgot password" and we email you a reset link.

The portal holds your reports, signed agreement, requests and quotes, payments, invoices and alerts for each property. Reports are also emailed to you.

Can I cancel, and do I get a refund?

Yes, you can cancel at any time by one email. What comes back depends on how far the work has gone: we do not refund work that is done or already started.

Your first payment covers registration and your first property's onboarding audit. If you cancel before your KYC is verified, all of it is refunded less the payment gateway's charges. Once your KYC is verified, the registration part is not refunded. The onboarding audit part is refunded if you cancel before we start the onboarding. We start when you send us the property's documents, and your Client Portal then shows the onboarding as initiated; after that the fee is not refunded. The same rule applies to a One-Time Property Audit, an extra visit and a work on the property: refunded before it is initiated, not after.

Monthly plans stop at the end of the current month. Yearly plans refund the months not yet started, at the monthly price. Refunds go back to your original payment method within 7 working days, less the payment gateway's charges on that payment. Nothing renews without your payment: we remind you 7 days before each monthly payment, and 30 and 7 days before a yearly renewal.

Do I need to give you a Power of Attorney?

No, not for inspections, reports, dues or works on the property. These need only our service agreement and an authorisation letter from you.

A few tasks, such as some municipal applications, may need a specific, limited POA. We'll say so upfront. We never ask for a General POA.

Do I need to sign anything on paper or come to India?

No. Your service agreement, quotes and approvals are all signed digitally, from your phone or laptop wherever you live. Every owner on the property signs their own copy.

Each signed agreement comes back to you as a PDF with an audit trail showing who signed and when. We never ask you to print, courier or sign papers in person.

Can you build a wall, fence, level or clean my land?

Yes, as services on request. You send the request from your Client Portal, we get quotes from vetted local vendors, you accept, and we supervise the work. The vendor uploads geo-tagged before and after photos, and our Field Officer confirms the finished work at the next visit. Every quote shows two ways to pay. Pay the vendor directly, on an invoice in your name, and pay us only the supervision fee of 10% (minimum ₹499) + GST. Or pay us the vendor's quote and our fee together, and we pay the vendor. Either way GST at 18% is charged only on our supervision fee, so you pay the same amount.

Which works need approval from a government department?

Some do. Before we quote, our office checks which approvals apply and confirms them with you. Government fees are paid by you to the department, at actuals, with receipts.

        • Compound wall, fencing with masonry, building repairs that change the structure: the local body (municipal corporation, municipality or gram panchayat) or the urban development authority.
        • Borewell: permission under the WALTA Act, through the mandal revenue office and the Ground Water Department.
        • Electricity connection, meter or name change: the power distribution company (APEPDCL, APCPDCL or APSPDCL in Andhra Pradesh; TGSPDCL in Hyderabad).
        • Water or drainage connection: the municipal body or panchayat (in Hyderabad, the water board).
        • Land survey and boundary marking: the Survey and Land Records Department, through the mandal surveyor.
        • EC and certified copies: the Registration and Stamps Department. Mutation of land records: the Revenue Department. Property tax name change: the municipal body or panchayat.
        • Tree cutting: permission under the WALTA Act; the Forest Department for protected species.

Clearing, cleaning, painting, name boards and wire fencing on your own land normally need no approval.

Which official websites will I need for my property?

These are the government's own portals. In your Client Portal, each property shows only the ones that apply to it, by state, property type and place.

        Andhra Pradesh

        Telangana (Hyderabad region)

Paying from an app. Electricity bills, and many water bills and municipal taxes, can be paid through Bharat Connect, the national bill-payment system (earlier called BBPS). Open PhonePe, Google Pay, Paytm, BHIM or your bank's app, go to bill payments, pick the category, choose the biller (for example APEPDCL or TGSPDCL) and enter the consumer or assessment number. Check that your water board or municipal body is listed before you rely on it, and keep the receipt.

On WhatsApp. Andhra Pradesh runs Mana Mitra on WhatsApp, +91 95523 00009: send "Hi" to pay electricity bills and property tax and to get adangal, 1B, encumbrance certificates and other certificates. Telangana runs MeeSeva on WhatsApp, +91 80969 58096 for certificates and applications.

We checked these addresses on 3 October 2026. A department can change its address, so tell us if a link stops working.

Is there an app, and will I get notifications?

Yes. Your Client Portal opens in any browser and can be added to your phone's home screen, where it works like an app. Once added, it opens full screen with its own icon, like any other app. It notifies you when a report is ready, when our office verifies an alert, when a quote or payment request is sent, and when we reply to your message. Every notification is also sent by email.

Can I get drone footage of my property?

Yes, on request, as an add-on, at a routine visit, with your onboarding audit or with a One-Time Property Audit, at additional cost. A licensed drone operator flies it, and you pay the operator's actual cost plus our 10% supervision fee, + GST, on a quote you approve first.

Drones fly only where the rules allow: a certified remote pilot, a registered drone and permitted airspace. Some places, such as areas near airports or defence sites, can't be flown, and we will tell you before you pay.

Can I watch my property live on camera?

Yes, on request. We arrange Wi-Fi cameras for buildings with internet, or 4G SIM cameras with solar power for open land, from a vetted local installer. You pay the actual cost plus our 10% supervision fee, and the SIM or internet plan directly.

The cameras are set up in your own app account, so the live feed and recordings are yours. We don't watch the feed or keep a login, and our reports still come from Field Officers on site. Cameras are pointed only at your property, not at neighbours or the road.

How do I pay from abroad, and why is GST added?

You pay only when our office sends you a payment request; there is no pay button on this website. Pay in rupees by UPI or bank transfer from your NRE or NRO account, or in foreign currency by bank wire or the card link on the request. Paying in rupees usually costs less. Every payment gets a tax invoice.

Under Indian GST rules, services linked to a property in India are taxed where the property is. So 18% GST applies even when you pay from abroad.

My flat is rented out. Does my tenant need to deduct TDS?

Yes. Rent paid to an NRI landlord carries TDS under section 393(2) of the Income-tax Act, 2025 (formerly section 195), and the tenant files Form 144. We don't collect rent or find tenants, but we can point you to a chartered accountant. Please confirm the details for your case with a CA.

What happens to my data if I cancel?

When your contract ends, we email you a copy of your reports and photos, and your property file within 15 days. We never hold keys. We then delete your data from our systems within 30 days and confirm by email.

A few records must be kept by law and are used for nothing else: invoices, payment records and the signed agreement for 8 years (GST, income-tax and company law). Logs of how we processed your data are deleted within 30 days. If you haven't registered, your enquiry is deleted within 30 days.

Who reviews my report before I see it?

People do. A Field Officer records everything on site with geo-tagged photos showing latitude, longitude and timestamp, and a second person who did not make the visit reviews the report before you see it. We also re-check a random sample of visits. Software only helps us format reports, compare visits and send reminders; it never decides anything.

What happens if you find encroachment or someone living there?

Our Field Officer records what they saw with geo-tagged photos, and our office verifies it. You then hear from us by phone and email the same working day, with the photos. With your go-ahead we have them removed, on a quote you approve: our partner advocate and the local police carry out the removal, and we document every step as evidence. For a boundary dispute, a licensed surveyor marks the line first.

My parents' property now belongs to me and my siblings abroad. Can you help?

Yes. Each of you registers, or all of you sign a consent naming one lead heir. The audit lists what's missing, such as mutation, a tax name change or a gap in the EC. Partner advocates and CAs handle the legal steps while we keep the property watched.
